After a choppy 2025, the real estate market is starting 2026 with fresh momentum. Mortgage rates have eased, confidence is improving, and early-year buyers are already re-entering the market faster than new listings are coming online, which is the recipe we typically see for an active spring season.
Nationally, prices stayed high in 2025 and buyers felt the pressure, but the end of the year brought encouraging signs. According to NAR Chief Economist Lawrence Yun (Jan. 14, 2026), home sales in December were the strongest in nearly three years (seasonally adjusted), with improvement across all four major regions.
