The May 2025 Market Report from the Naples Area Board of REALTORS® (NABOR®) shows that motivated sellers who priced their homes strategically were rewarded with increased buyer activity—even amidst ongoing economic uncertainty.

While May is typically a strong month for real estate in Naples, this year’s data reveals both resilience and recalibration across the market.

  • Pending Sales Increased 10.9%
    Homes under contract rose from 919 in May 2024 to 951 in May 2025. Sellers who adapted early to pricing trends saw their properties move.
  • Inventory Surged 23.9%
    Active listings climbed to 6,524 homes—up from 5,265 a year prior—giving buyers more options.
  • Price Reductions Widespread
    A notable 2,023 properties saw list price decreases in May alone, reflecting sellers’ efforts to stay competitive.
  • Closed Sales Fell 16.5%
    Buyer hesitancy, likely influenced by economic headwinds like tariffs and global military tensions, contributed to a slowdown in finalized transactions (779 this May vs. 933 in May 2024).

    Only 952 new homes hit the market, compared to 1,235 last year, showing that some sellers are opting to wait out the uncertainty.

Despite a dip in closed sales and pricing, Naples remains one of the strongest real estate markets in Florida. Collier County currently has the lowest available inventory in the region (just 3.5% of total homes), and values are holding stronger than in many other areas of the state.

Broker analysts note that while consumer confidence is mixed due to economic factors, sellers who are serious and flexible with their pricing are still making deals happen.

“If you have no motivation to sell, there’s no reason to be in the market today,” one broker noted. “But if you’re ready to move, now is the time to be strategic and stand out.”
