Naples-area real estate recorded approximately $164.5 million in closed residential sales from July 6 through July 12, 2026.
A total of 130 single-family homes and condominiums changed hands, showing that buyers continue to move forward across a wide range of price points. However, the numbers also reveal meaningful differences between the single-family and condominium markets.

Single-Family Homes Led the Market
Single-family homes accounted for the majority of the week’s real estate activity, with 78 closed sales and approximately $125.2 million in total sales volume.
The median sold price for a single-family home was $766,250, while the median time on market was 67 days.
Single-family properties represented approximately:
- 60% of all residential closings
- 76% of the week’s total residential sales volume
Closed prices ranged from approximately $240,000 to $15.5 million, demonstrating the breadth of the Naples-area market. The highest-priced sale included in the report was a $15.5 million property in Barefoot Beach.
Luxury sales can significantly influence total market volume, but activity was not limited to the upper end. Buyers continued to close on homes across entry-level, mid-market and luxury price categories.
Naples Condo Sales
The condominium market recorded 52 closed sales during the same period, representing approximately $39.3 million in total sales volume.
The median condo sold price was $412,500, with a median of 93 days on market.
The longer marketing time for condos suggests that buyers may have more opportunity to compare properties, evaluate community costs and negotiate before making a decision.
For sellers, longer market times make accurate pricing, property condition and presentation especially important. Buyers are often comparing several similar units within the same building or community, making small differences in price and updates more noticeable.
What These Numbers Mean for Naples Buyers
The Naples market remains active, but buyers are approaching decisions carefully.
Properties that are priced appropriately and offer strong condition, location or lifestyle value can still attract serious interest. At the same time, longer marketing periods in certain condo and neighborhood segments may create opportunities for buyers to negotiate.
Buyers should evaluate more than the asking price. Important considerations include:
- Recent comparable sales
- Days on market
- Price reductions
- Homeowners association and condominium fees
- Insurance considerations
- Upcoming assessments
- Property condition and renovation needs
- Current competing inventory
A property that appears well-priced at first glance may look different after reviewing community expenses, insurance history or nearby sales.
What These Numbers Mean for Naples Sellers
The market is moving, but buyers are selective.
Today’s sellers need a strategy based on their specific neighborhood, property type and price range. Broad Naples statistics provide useful context, but they do not determine the value or marketability of an individual home.
Successful sellers should pay close attention to:
- Pricing against current competition
- Recent closed sales
- Property presentation
- Photography and digital marketing
- Maintenance and visible repairs
- Buyer feedback
- Changes in neighborhood inventory
Overpricing can cause a property to sit on the market while better-positioned homes attract the most qualified buyers.
Every Naples Neighborhood Tells a Different Story
Naples is not one uniform real estate market.
Activity can vary significantly between downtown Naples, North Naples, East Naples, Golden Gate Estates, Pelican Bay, golf communities and waterfront neighborhoods. Condominiums may also perform differently depending on the building, age, amenities, fees, reserves and location.
Understanding current value requires a closer look at the most relevant comparable properties and the competition buyers are seeing today.
